Your department
Our CRE (Corporate Real Estate) division is responsible for all ASML buildings, infrastructures and facilities throughout their service lives. It plays a crucial role in the change and development processes that will take us into completely new dimensions. CRE not only manages our significant facility expansion, it also ensures top performance of our critical systems.
Your tasks
The key aspects of this role is to best align global standards and policies with the local employees and workplace needs and ensure the optimal workplace experience. In addition, the workplace planning and experience specialist is responsible for the local control of the respective facility soft services and workplace design projects as well as the control of the relevant stakeholders and suppliers.An exciting task that demands intensive regional and national work from you. Externally, you interact with a large number of suppliers in Europe. Internally, your primary stakeholders are our experts for FM soft services in Berlin, the works council, the CRE experts and competence specialists in Veldhoven as well as a wide range of key users and contacts in Berlin and Veldhoven.
Workplace planning
- Creation of an efficient and effective space requirement plan based on the company's commercial real estate strategy in terms of demand & supply, security, total costs, flexibility, business suitability, well-being and sustainability
- Develop, maintain and deploy a total office housing planning for workplace demand, new buildings, rebuilding, ABW projects, small and large relocations.
- Coordinate, manage and solve medium and short-term housing issues, taking into account information about projects, occupancy and business needs to achieve best-fit solutions.
- Participate in office and new construction projects and define user requirements, workplace solution specifications and acceptance criteria.
- Integration and implementation of modern office concepts such as activity-based work according to the global ASML standards
- Ensures that designs, workplace changes and relocations are implemented in accordance with workplace experience policy specifications, business requirements, ASML/CRE guidelines and in line with technical (building) specifications
- Close cooperation with the internal and external stakeholders (global and local corporate real estate team, sourcing team, HR, finance, IT, workers council, business representatives, project managers, external planners and designers)
- Is the counterpart for the Project manager and after delivery functional owner of existing housing solutions, ensuring that elements of the workplace are maintained in good manner, in terms of usability and quality and in compliance with the workplace & experience book
- Supports (design) projects by validating designs and participate in the commissioning of projects in order to ensure compliance with guiding principles and design book.
FM Soft Services / Workplace Experience
- Translate the vision on services and workplaces into requirements for soft services management for ASML. Include relevant issues such as wellbeing and sustainability and translate them into service requirements.
- Initiate projects to modernize or improve specific aspects of workplace (FM) soft services to meet business and employees needs and regulations per ASML Global Real Estate policies and standards and deliver input for the budget planning.
- Close cooperation with FM soft services suppliers, i.e. IFM Company, Handyman, FM Coordinator, cleaning personnel, food services provider, furniture supplier, etc. Continuously optimize the service delivery plans, strategy and processes and develop, innovate and improve the service management approach.
- Manage and delegate work to specialist partners and provide suppliers with the correct requirements.
- Ensures that the supply chain is managed according to the ASML standards, legislation and procedures.
- Together with expert suppliers make a translation of the vision and needs of the business to policies, guidelines and processes for soft services. By doing so, give the correct guidance to manage their services in alignment with the requirements.
Your qualifications
- Preferably completed bachelor's/master's degree in FM, corporate Real Estate, Architecture, Interior design or a comparable qualification
- At least five years of industry experience in an international company in the areas of corporate real estate, workplace experience & management and FM soft services
- Extensive know-how in space requirements planning
- Knowledge of Activity Based Working (ABW), shared desks, agile concepts
- Experience in working with the FM soft services providers
- Experience in project support or project management is an advantage
- Team player with excellent verbal and written communication skills
- High degree of initiative, independence and decision-making ability
- Pronounced focus on results with a corresponding sense of responsibility
- Ability to analyse problems and find solutions
- A sense of urgency and excellent stakeholder management
