Introduction

As part of the global Corporate Real Estate (CRE) team, the Building Portfolio and Lease Transaction Manager Executes (provides) the strategic program, portfolio and operational management for ASML’s leased building portfolio. This position will be co-responsible to develop leasing strategies, analyze scenarios, develop solutions and partner with ASML stakeholders (CRE, Sourcing and Legal) on the execution. The scope includes 140-175 sites and 190+ buildings across Europe, Asia and the US, with a total annual leased value of 50M Euro worldwide.

Job Mission

-Prepare the alignment (Align) of the long term needed capacity (both structural and peak needs) in terms of size, location, purpose/strategic ambition with the forecast demand (growth and shrink of required leased infrastructure)
-Translate needs into ASML strategic real estate planning (portfolio, transactions/investments, investment planning)
-Proactively monitor and track (Manage) the global real estate portfolio of ASML (anticipate terminations/renewals, fine tune local strategies to changing market conditions, etc.)
-Responsible for the preparation of all global RE transactions; buy-and-sell, dispose, and lease
-Develop business cases to optimize RE portfolio
-Reflect, support and strengthen ASML culture and branding

Job Description

-Monitor critical dates, space demand requirements, and headcount growth forecast
-Evaluate leasing strategies
-Coordinate (Manage) the development of multiple scenarios for regional, metro, and city plans
-Coordinate and lead scenario development of cross functional teams made up of Analysts, Planning, Finance, Transaction team, Design, Projects team, Lease Admin, Legal
-Build presentations and prepare funding approvals related to new leases extensions, renewals, and dispositions.
-Optimize usability/productivity of ASML buildings, optimize usage and costs
-Maximize flexibility/agility
-Minimize risk (legal, safety, political/geographical, financial)

Education

Bachelor degree, preferably in Real Estate Management, Business Administration or equivalent.

Experience

-He/she has 6+ years real estate and finance experience, as well as a keen understanding and passion for (strategic) alignment of Real Estate, leasing and core business strategies.
-Proficient in real estate financial analysis.
-Experienced user of MS PPT, Excel, Projects,
-Experienced in drafting, reading, assessing leases, contracts.
-Working knowledge of CAFM systems.
-Experience / affinity with Asian Real Estate markets is a plus.

Context of the position

The Building Portfolio and Lease Transaction Manager is the partner for ASML business to maintain an aligned building portfolio. (S)he works closely with CRE Demand Management and Operations & Maintenance to optimize portfolio and Total Cost of Ownership.
