Do you like to develop asset maintenance and asset management strategies? And do you have affinity with various domains of the hard services scope (technical & building related assets)? As the Corporate Real Estate - Hard Service Specialist you are responsible to develop effective and efficient physical asset management policies and processes for ASML. You maximize the availability, reliability and conditions of assets for ASML and make sure that our (production) facilities are in perfect condition. In this role you work closely with the Asset Managers in your team and the suppliers that execute the maintenance activities. You are in the middle of this playing field and are able to structure asset management into policies, requirements and strategies. You contribute by managing the TCO (Total Cost of Ownership), performance and business continuity strategy and ensure compliance to laws, regulations and ASML guidelines and policies.
Role and responsibilities
The job mission of the Hard Service Specialist is to manage a strong and reliable asset management system for all technical assets of ASML Corporate Real Estate. This includes a variety of assets and systems, such as mechanical, electrical, civil & architectural, smart technologies, and process utilities. Together with the suppliers and expertise colleagues you develop the vision on maintenance and physical asset management and include relevant related topics like Asset Life Cycle management, sustainability, energy management, predictive maintenance etc. You enable and supervise that this vision is translated into the leading maintenance strategies and contractual agreements. You are responsible to establish an effective governance for reporting, information management, documenting and process management with suppliers (e.g. multi-annual maintenance plans).
You are knowledgeable in various fields, yet are more a generalist than a specialist. You work together with the CRE Competence Experts to develop strong asset management plans for the various disciplines. You are the driving force to structure asset management methods in a uniform way, ensuring solid plans, forward-looking, predictive and enable timely decision-making on for example upgrades, replacements or changes in asset maintenance strategies. In order to do so, you translate long term developments into short and medium term plans and improvements (concerning the quality of the assets). Also, you proactively manage developments, opportunities and innovations in the field of asset management and translate this to the guidelines and requirements for the suppliers to work with. You are the expert counterpart for the suppliers and together balance the required performance and service levels, yet taking into account aspects like risks/criticality and costs.
The role of the Hard Service Specialist is a global role, but with emphasis on Veldhoven, the largest production facility of ASML worldwide. Maintenance, projects, workplace and facility management processes conducted by CRE are related to the highly complex (clean room) production areas. Aside from that, on daily basis the campus in Veldhoven facilitates an appealing working environment to +/- 15.000 employees. ASML has several other production facilities and offices worldwide. You report to the Manager Hard Services of Corporate Real Estate.
-Develop the ASML vision on relevant topics like Asset Life Cycle management, TCO, business continuity strategies and sustainability and define how to integrate these in the worldwide maintenance strategies.
-Have a leading role to standardize maintenance strategies and performance (e.g. asset management strategies and KPI’s) worldwide together with local colleagues.
-Develop policies for maintenance and asset management by defining guidelines for predictive, preventive and corrective maintenance.
-Together with expert suppliers develop best-fit maintenance strategy and plans balancing the required performance of assets, risks/criticality and costs. Give guidance to suppliers in order for them to develop the best-fit strategies for ASML.
-Give guidance and/or act as lead manager in regard to the required quality management systems in the field of asset maintenance (f.e. ISO 55001, BREEAM, WELL etc.).
-Set up and manage the system for related information e.g. asset condition information, document management systems etc. as used in the taxonomy CRE.
-Develop and maintain a comprehensive system for performance management and metrics to monitor supplier performance and compliance.
-Act as project lead, or in the role of steering committee, senior user or project executive in order to give (strategic) directions to changes to be executed by suppliers.
Education and experience
BSc or MSc degree in a relevant engineering discipline (mechanical, electrical, process engineering, civil/architectural) or physical asset management education.
7-10 years of relevant working experience. Experience in large campus and production facilities with both office and industrial environments are a plus. Experienced in demand management role and managing suppliers (outsourced organization).
